How Much Does it Cost to Build a House?

Understandably, the most common question we get from potential clients is “how much will it cost to build a home?”

Unfortunately, it is impossible to give a price until we know exactly what you want to build and where you want to build in the Fraser Valley. Our estimating process needs to consider the cost implications of hundreds of building choices to give an accurate price.

In fact, due to the complexity of the building process, it is our policy not to give an estimate until we have a set of plans to work from.

Average Cost of Building a House in the Fraser Valley

While every house and associated price tag is unique, custom home prices generally start at $160 a square foot and from there the sky’s the limit. We’ve built the same size home for an economical price point of $330,000 while the same size could cost over $1 million.

Our average residential building projects generally range from $160 – $200 a square foot. It all depends on how simple or complex your house plan is and the finishing details you choose.

Understanding the Costs of Building a House

There are a number of factors than have a significant effect on the price of your home.

For example, a 2,000 square foot rancher-style house will cost more than a two story 2,000 square foot home because the foundation needed will be bigger.

Other cost factors include the appliance options, mechanical systems, design features, roofing choice and complexity of the overall house design.

Your Full House Price

Adding to the complexity of pricing is the pre-building costs. The building cost per square foot does not include the price of the lot or necessities like drawings and permits.

Even permit costs can vary widely. Building permits can be simple and relatively inexpensive for standard houses within city limits. Cities like Abbotsford have recently streamlined their permit process to take weeks rather than months now. But permits can become costly or time-consuming for projects in rural areas which may not have existing services or need environmental studies.
