Our modular homes are CSA Certified, and we work with your local municipality to handle all of your permitting needs.
- What kinds of small homes do you offer?
We specialize in custom Modular Homes (CSA A277). If you are looking for something a little different, we can build to meet your specifications, like a Tiny Home (CSA Z240RV) or a Park Model (CSA Z241).
- What makes Stattonrock’s Modular Homes premium?
With over 20 years of building experience, we’ve taken all the building science of traditional homes and applied it to a smaller footprint. High-performance homes are built to standards above BC Building Code. The BC Energy Step Code is a provincial regulation that consists of a series of steps representing increasing levels of energy efficiency performance in homes. - Why does high performance matter?

Healthier Living: The use of heat or energy recovery ventilators is a typical feature of high-performance homes to manage fresh air in your home. A very important feature for anyone dealing with allergies and respiratory issues. We use the LUNOS e2™ HRV system. It is a demand-flow, through-wall variable ventilation system, coupled with a ceramic regenerative heat exchanger. Operating and wired in pairs, these devices provide continuous ventilation without the need for ductwork and are installed directly through an exterior wall.
Comfort: A building envelope that is more airtight and better insulated helps you stay warmer in the winter and cooler in the summer while keeping your household’s overall costs down!
- Is financing available?
Yes! Our modular homes are financeable – ask us for more information!
- Why is a tiny house better than an RV to live in?
The building envelope is the same as conventional houses: 2×4 wall systems with premium spray foam insulation to keep you cool in the summer and warm and toasty in the winter. Utilizing heat pump technology for heating and cooling, your monthly operating costs will be a fraction of the cost of a RV. When you choose home appliances, they are less expensive and last longer.
- Where can I put my modular home?
Each city/town/municipality has their own unique bylaws. You can look up your local bylaws or ask at your local city hall. Some cities allow laneway housing or multiple dwellings on single titles. Rural properties sometimes rent space and campgrounds are also an option.
- Does certification matter? Can’t I build my own modular home?
Great question! Benefits of certification:
- Architectural Drawings are engineered to CSA standards (your roof will not cave in when it snows)
- Inspected electrical, HVAC, and plumbing system
- All systems designed and installed to CSA standards
- Accountability! No cutting corners allowed.
- Peace of mind knowing the home has been built properly to code and standards.
- Certification is required to park in certain areas and for insurance and financing.
Benefits of no certification:
- It will be cheaper
- You can build it however you want with no safety standards to follow
- DIY is fun!
- How much does a small house cost?
The price tag varies from $99,000 for our smallest Tiny Home to $200,000+ for the multi-unit Modular Homes.
- Once I order, how soon until my small home is ready?
It always ebbs and flows, but typically, custom orders are between 3-6 months.
- Do you deliver?
Yes we do! And we set-up and we can even skirt your unit with our own skirting system with hidden vent system. We provide turn-key service for all of our products!
- Can I visit your production facility?
Absolutely! Contact us to book a tour! Unfortunately due to safety concerns, drop-ins are not allowed.
- Do the homes come with a warranty?
Yes, we offer a one year full manufacturers warranty on all of our homes. Appliances and components are covered by individual manufacturer warranties.
- What is an HRV system and how does it benefit me?
The LUNOS e2™ HRV is a demand-flow, through wall variable ventilation system, coupled with a ceramic regenerative heat exchanger. A new solution for changing the air in your home while maintaining excellent energy efficiency in heating.
Lunos Heat Recovery Ventilation (HRV) Systems provide fresh, clean air to your home while maintaining temperature balance- without temperature loss! (up to 90% efficiency†) Lunos HRVs are an essential component of any air-sealed high-performance home, bringing fresh air while removing unwanted pollutants and humidity. The system is capable of exchanging heat and humidity. Thus, in the manner of an ERV (Energy Recovery Ventilator), it helps to maintain the relative humidity of the air inside the house.
- Where can I set up my modular or tiny home?
There are many websites and Facebook groups dedicated to helping find a “landing pad”. There are also many advocacy groups for small home living that are doing incredible work! We are doing our part in the fight for change in zoning and education and awareness. We believe small home, community minded living is the future, and we’re passionately using all of our connections locally and nationally to make housing attainable for all Canadians.
